House Rules

We have a max guest count of 10 people on the property at ANY TIME, including children. With ample sleeping arrangements for this guest count you will have many choices when choosing your room! Parking for 5 cars and must be inside the 3-car, oversized garage or on the wide driveway. The town does not allow on street parking. Guests MUST make sure the garage door is closed immediately after entering to avoid freezing of the water pipes in the garage. Guests will be charged a fine if the garage is left open and the pipes freeze as this is a very costly repair. The thermostat will be LOCKED at 70 degrees and may not be adjusted at any point by guests. Radiant floors, wood stoves and blankets are provided for additional heat and you may open the windows if you need to cool the home down. This space is not suitable for events or parties. We have security cameras monitoring & recording the exterior of the home. Exceeding our maximum guest limit and not respecting the quiet hours will incur fees. There is absolutely NO SMOKING of any kind anywhere on the property or in the house. We are NOT a 420 friendly rental inside or outside. A $500 cleaning fee will be enforced to remove any odor if this rule is broken. Lastly, if the hot tub is contaminated and has to be drained and refilled prior to the next guest, a $250 service fee will be charged.

The home is complete with a rooftop hot tub, multiple fire pits, pool table, radiant floors, multiple kitchens, heated garage parking (large enough for a camper van), the list goes on and on! There is even an EV charger to charge your electrical vehicle on site!

You will be situated an easy 5 minute drive from Main St. in Breckenridge which is home to world famous skiing, charming shops and an abundance of restaurants.

The home has been thoughtfully designed to provide a dynamic space that is perfect for family gatherings to high-end retreats and everything in between. No detail was overlooked when preparing this space for guests. With thoughtful touches like boot driers in the entryway, room-darkening drapes, full laundry facilities, and baby equipment available, you will want for nothing!

If you are traveling with multiple groups, or just want room to spread out and have privacy, look no further! The second and third levels are also unique in providing private living spaces, including an apartment that can be closed off with a kitchenette, full fridge and coffee bar, separate dining and separate living with additional bedrooms and a full bath. We also intentionally designed the home for retreats, where each of the 10 occupants can sleep in their own bed. It is rare to have this capacity without bunk beds!

Experience elevated outdoor living on the multiple outdoor patios or 2 rooftop decks, including multiple seating areas around fire bowls and a hot tub with views over the creek. There are sun loungers and even a large dining/meeting table on the top rooftop deck, when seasonally appropriate.

Mountain Manor provides the unique feature of accessibility which is rare for the mountains. There are no steps from the driveway or garage into the house. This makes it easy for parents with strollers and luggage, as well as the elderly or special needs guests with walkers or wheelchairs. The main kitchen, dining and living areas are all on the same level with a king bedroom and walk in shower, so those guests will be included in the heart of the home during the stay.

Neighborhood overview
Quiet, family-friendly neighborhood on Pennsylvania Creek near the Blue River. Easy access off the main road and just 5 minutes from FREE skier parking and Historic Downtown Breckenridge for Fine Dining, excellent casual eating, and quaint local shops.

Play in Breck all day and retreat to a spacious home for several families with private living spaces, 2 kitchens, heated garage parking for 3 cars, and hassle-free parking on the driveway. Kick off those cold, wet boots and gloves and hang them on the boot driers and walk on the radiant heated floors throughout the home. Relax on the 2 rooftop decks, soak in the hot tub, cook on the grill, and chill by the 2 fire bowls or indoor wood fireplace. Shoot some pool, play cards or board games at the game table right next to the pool table, grab snacks and drinks from the kitchenette area, and even do some quick work at the laptop side table or head on up to the separate, full-dedicated working space for privacy.

Numerous hiking and off-road trails with stunning views of Quandary Peak and lush forest all around.
Getting around
The roads are flat and well-cleared, but all wheel drive or chains are still recommended in the winter. We are 2 blocks off the main road with plenty of parking on the flat driveway and in the oversized, heated garage. There is space for a Sprinter van and EV charging is available!

There is a free shuttle on the main road, if you want to drop off a skier or guests that want to shop and eat downtown without a car.

There is also a very reasonably-priced shuttle service from Denver International Airport all the way to the front door of Mountain Manor, should some of your guests be arriving separately.
